Cleaning removes soil. Polish adds an appearance-changing surface layer. ReCoating renews protection on a suitable existing finish after preparation. They are not three price levels for the same job.
If your hardwood looks dull, start by identifying why. Otherwise, it is easy to buy a shine product when you need cleaning, or pay for cleaning when the protective finish is already worn away.

A particular floor may need more than one step. The sequence matters. You do not want a new protective layer bonded to material that should have been removed.
Start with what remains after proper cleaning
On a sound finish, use the approved cleaner and method in a small area. Inspect the result after drying. If the soil is gone and the finish looks even, you may not need another product.
If a cloudy layer remains, identify it. If a traffic lane stays worn, assess the finish. If the wood is bare or stained, the conversation goes deeper than routine maintenance.

Polish is a product decision with a future consequence
A polish may change the way the surface looks. It also becomes part of the material a future contractor must identify and prepare. That is why we prefer compatible cleaning and timely professional finish maintenance for floors following that path.

If polish is already present, disclose it. Do not apply more to make the floor look better before the estimator arrives. That can obscure the condition they need to see.
