Unstable Substrate – Loose Boards or Subfloor Movement
A floor structure that moves, creaks, gaps, cracks, or flexes before finish work begins.

What it is
An unstable substrate is a floor base that is not secure enough for finish work. The issue may be loose boards, subfloor movement, cracks, gaps, or damaged sections below the visible surface.
Signs
- Boards creak, flex, or shift when stepped on
- Small gaps appear between floorboards
- Cracks or dents are visible in the floor or subfloor
- A repaired area feels different from the surrounding floor
How ReCoat handles it
The local team inspects loose boards and visible movement before recommending a finish path. Some floors need boards secured, damaged sections replaced, or subfloor issues corrected before ReCoating or refinishing makes sense.
Why it matters
A finish can protect the surface, but it cannot stabilize a moving floor. If the substrate is unstable, coating over it may leave the real problem untouched.
